Selling Your Home – What You should Expect:
The most frequent complaint from homeowners is that as soon as they sign on the dotted line of the listing agreement, they very rarely hear from the agent again. Maybe a few weeks into the listing they might hear from the agent, or if the agent is requesting a price reduction. Well, may I state here and now, I believe communication is the number one priority when you hire me, and we will be tethered. Whether it is by phone, e-mail, text messaging, or if need be snail mail, you will be hearing from me. Allow me to explain how I work:
-
I will give a written, detailed Marketing Plan, designed specifically for you and your property. Some of my tools are as follows:
-
Market Research
-
Handwritten notes to the area’s Top Agents
-
Email campaign for buyers & sellers
-
Postcards
-
Open Houses – both Catered Broker & Public
-
Website These are only some of the marketing tools I may use.
-
You can expect to receive a weekly update.
-
Upon signing a listing agreement, and discussing your marketing plan, a monthly schedule for you and I to meet will be laid out.
Exposure:
I belong to two MLS Services:
-
New Jersey MLS
-
Hudson County MLS
This gives your house exposure to thousands of agents, who may have buyers. These services also have public sites on the internet.
The most important place to be these days is the internet. The National Association of Realtors (NAR) announced in 2008 that 94% of all buyers search for homes on the internet. Your property must be on the net, and be visible! A complete internet strategy will be discussed in the Marketing Plan.
Your Employee:
You have hired me! I will always be available. You can get me by phone, e-mail, text, however is most convenient for you. If I do not answer immediately, I will usually get back to you within a couple of hours. (Sometimes if I am with another client, or in a class, etc. I cannot answer my phone immediately.)
What Do You Think?
If you decide you would like to have a chat, just contact me! We can discuss the whole marketing process: Pricing, staging, getting your property ready for sale.
Don’t forget to let me know when it is convenient to get in touch.
